Door plates · storage by the numbers

What to know before you sign for a unit in Georgia

Most of what goes wrong with a storage unit comes from Georgia's lien law and the North Georgia weather, not from the unit. These are the numbers to know, each from the law, NOAA or the agency that publishes it.

  1. Day 7

Rent unpaid by the 7th: you are in default

Under the statutory rental agreement language in O.C.G.A. 10-4-213(a), rent is payable in advance on or before the first of each month, and the occupant is in default if a monthly installment is not paid by the seventh calendar day of the month due or if a payment check is dishonored.

    Source: Justia – O.C.G.A. 10-4-213 (2025 Georgia Code), checked October 19, 2026

  2. 30 days

Of default before a lien sale can start

Under O.C.G.A. 10-4-213(a), after 30 continuous days of default the owner may enforce its lien, starting with written notice to the occupant delivered in person, by verified mail, or by email, plus notice to parties with superior liens. If the owner emails a sale notice and gets no non-automated response or delivery receipt, it must also send the notice by verified mail before proceeding with the sale.

  3. $20

Or 20% of rent: the most a late fee can be

Under O.C.G.A. 10-4-217, an owner may charge a late fee under the rental agreement of no more than $20.00 per month or 20 percent of the monthly rent per month of late payment, whichever is greater. This applies to agreements entered into, extended, or renewed, and late payments occurring, on or after July 1, 2019.

Decision tool · size estimator

What size storage unit do you need?

Tell us what you are storing and we will give you the unit size a published size guide recommends for it, what the guide says fits in that size, the sizes either side, and which facilities near Dahlonega list that size.

Every common size and what fits in it

Sizes are in feet, width by depth. Furniture and how you pack vary, so treat the estimate as a starting point and look at the unit before you sign. We do not show prices here: rates change often and differ by door.

Why people here rent a unit

Five reasons Dahlonega needs storage

A college town, a lake an hour away, a rainy mountain climate and a lot of people moving in. Each of these changes what kind of unit you need.

Compare every facility

    Moving or selling

    Between two houses

Most people rent a unit because a move is under way: a home on the market, a new one not ready, or a downsizing. A short-term unit keeps the house show-ready.

  2. Long Mountain and Gooch Mountain form two blue-green forested peaks beneath an overcast sky, seen from Findley Ridge in Dahlonega above rolling green treetops with a few rooftops. A dark shingled roof edge crosses the bottom of the frame.

    Semester breaks

    Student summer storage

The University of North Georgia's Dahlonega campus empties after spring finals in May and fills again in August. Units near campus go fast in those weeks.

    Boats, campers and trailers

    Somewhere to park the boat

Georgia's storage law treats boats, trailers and RVs as stored property with their own rules. Not every facility takes them, and few publish covered spaces.

    Rain and humidity

When climate control is worth it

Dahlonega averages more than 63 inches of rain a year. Paper, wood, leather, electronics and photos do better in a climate-controlled unit.

  5. Weathered gray wooden barn with a rust-red metal roof and an open dark doorway stands on a sunlit mowed lawn, with smaller wooden outbuildings and a ramp at left, tall pines and hardwoods behind, and a wire fence at right.

    Know the rules

What not to put in a unit

Georgia's standard rental terms bar explosives and highly flammable goods, and no one may live in a storage unit. Facilities add their own lists.

Decision tool · storage checklist

Your storage checklist

Renting a unit is quick; the trouble comes later, from a lapsed card, a missed notice or something you should not have stored. Tick what applies and we will put the steps in order, each with its source: Georgia's self-service storage law, the county, or the facility's own rules.

All 22 steps, each with its source

Each step comes from the law, the agency or the facility rule linked beside it, checked October 19, 2026. Your rental agreement is the contract that governs your unit: read it before you sign.

  • Under O.C.G.A. 10-4-213(a), if the property is a motor vehicle, trailer, or watercraft and rent and charges stay unpaid for 60 days after they were due, the owner may have it towed instead of foreclosing on the lien, and the owner is not liable for it or for damage once the tower takes possession. • Under current O.C.G.A. 10-4-213(a), after the notice period the owner advertises the public sale once in the county legal organ, but may instead advertise in any other commercially reasonable manner unless the property is a motor vehicle, motorcycle, trailer, watercraft, or recreational vehicle. Is there climate-controlled storage in Dahlonega?

Yes. Climate-controlled units usually cost more than drive-up units of the same size, and availability changes, so check the size you need.

What happens if I don't pay my storage unit in Georgia?

Under the statutory agreement language in O.C.G.A. 10-4-213, rent is due by the 1st and you are in default if it is not paid by the 7th. The owner can then deny you access without notice. After 30 days in default, the owner can send a written lien notice demanding payment within at least 14 days. If you still don't pay, the owner can advertise and sell your belongings.

What size storage unit do I need for a 2-bedroom?

The published guides disagree. SpareFoot's text says a 10×10 holds two bedrooms plus a family room and a 10×15 holds a two- or three-bedroom house. U-Haul says a 10×10 fits about three rooms and a 10×15 about four. For a full 2-bedroom home with appliances, a 10×15 is the safer choice. A sparsely furnished 2-bedroom apartment may fit in a 10×10.

Thirteen rent enclosed units, and three (NE Georgia Storage and two American Boat & RV Storage lots) are boat and RV parking only. Some use Murrayville or Dawsonville mailing addresses but sit inside the county line. More facilities operate just over the line in Dawson, Hall and White counties.
